Permeable & SuDS Driveways

Permeable and SuDS (Sustainable Drainage Systems) driveways use a surface and sub-base combination that lets rainwater soak through into the ground or a storage layer beneath, rather than sheeting off the surface toward the highway or a neighbouring property. In practice that means a permeable resin-bound system, block paving laid with open, permeable joints, or a properly built gravel-and-grid system, each sitting over a sub-base designed to hold and disperse water rather than just support weight. This is directly relevant to a genuinely useful planning rule: since October 2008 in England, laying more than 5m² of impermeable hard surfacing in a front garden that drains to the highway requires planning permission, whereas a permeable surface, or one draining to a soakaway or border, generally does not. That is a factual, general planning position — it is not a guarantee that any specific property qualifies, and it does not cover handling or submitting a planning application.

Best suited to: front gardens over 5m², low-lying or flood-plain sites, and anywhere surface water has limited natural fall away from the property

Less suited to: sites where a fully sealed, zero-drainage surface is specifically required for another reason
